Under a future Liberal Government Victorians will be able to build the home of their dreams thanks to a plan to increase land availability by fast-tracking planning approvals.
Post the 2020 Covid period more Victorians have realised there is an opportunity to live and work in Regional Victoria. Changes to flexible and remote working conditions is enabling this shift to take place.
People moving out of metropolitan Melbourne has caused an influx of home buyers and renters and sent house prices soaring, while rental vacancy rates have plummeted.
To support this demand for population shift into regional communities, urgent action is needed to ensure an adequate supply of land well into the future.
An elected Liberal Government will implement a program that fast-tracks 50,000 new lots of land across rural and regional Victorian councils, excluding areas in the Melbourne urban-growth boundary and the City of Greater Geelong, in the first 2 years of government.
Currently, Regional Victoria is suffering a housing shortage making it difficult for home buyers and causing a massive shortage of rental housing but, if we make more lots of land available for Victorians to build homes we can fix the worsening housing shortage.
By making it easier to plan and build new homes, it will free up established properties for individuals and families who are looking to rent.
Regional towns including Shepparton, Echuca, Bendigo, Mildura and Bright are already feeling the housing squeeze.
The housing shortage is making it difficult for businesses to attract skilled workers to fill vacancies. Without new lots being opened up for new housing, country communities will miss out on the benefits of an increasing population, additional small business opportunities and better services to meet the growing demand.
The Liberal Party’s plan will open 50,000 new lots of land in rural and regional communities by speeding up and simplifying the planning approvals process and will also allocate $5 million over 2 years to establish a regional planning flying squad to assist regional councils to fast-track land development schemes.
Councils are telling us that they’re under-resourced to deal with strategic or statutory considerations to fast-track land to market and that they are frustrated with the time applications languish on the Ministers desk making it almost impossible to bring new lots to market.
The flying squad will enhance capability in councils by providing the support and skillset required to speed up approval processes.
By establishing a planning flying squad and reforming the laws, a Liberal government will make sure proposals don’t drown in green tape, red tape and bureaucratic speak from government departments.
The Andrews Labor Government are taxing Victorians more and making it harder for you to own a home, in contrast the Liberal Party has a vision for more new homes to make our state a state of cities, not just a city-state.
